Minutes of 7/10/13 Meeting Re: Dentist for Dominion Heights Retail and Shopping Issue

Present – Phil Meany, retail manager for Dom Heights, John Regan, Christopher CO, Dr. Christine Reardon, Patty brown, Broker, David Tartar
This question – would cca and maywood support a site plan amendment to allow a dental practice at Dominion Heights? Current parking ratio is the norm for County, 1 space per 250 Sf. County requires 1 space for every 150 sf for medical /dental practices.
Dominion Heights - The first floor can be divided into 3 sections. The section nearest Monroe St is still being considered for retail. At least one restaurant had fallen thru. It’s about 30 ft wide, and very deep, about 4,000sf. The middle 2 sections together are around 4,400 Sf. It is these last 2 that are being considered for purchase by the dentist. It’s a pediatric practice. The plan would be for 2 dentists, maybe a 3rd eventually, and 3-4 employees per dentist so around 9. Several of the employees take the bus. Currently the practice is at the NE corner of Wilson and Quincy, above where the Thai restaurant used to be. Parking is expensive there and Dr Reardon believes most of her patients park on the street. Often parents come with 2 or more children, so she believes it’s less cars than one might fear.
Hours – Never evenings (though that can’t be ruled out in future). She would never want to have evening hours. Usually last patient is 2:30 or 3. That of course leaves good parking for retail with evening hours.
The retail space has a total of 42 parking spaces, and 18 would be for the dentist, but available to other customers when the office is closed.
So it would take a site plan amendment to allow the dental office.
I have asked Patty Brown, the broker to give us addresses for 5 other dental practices in County so we can check out the parking situation.
There is also a potential option to rent some of the underutilized retail parking at Hunters Park.
This question will be reviewed by the County in September before the next CCA meeting the 4th Wednesday of September.
